Buildings, structures or land may be used only for the following purposes in the “IP” industrial park district:

(1) Permitted Principal Uses. The following principal uses are permitted in the industrial park district “IP,” except those uses which by reason of the emission of odor, dust, fumes, smoke, noise, and other obnoxious characteristics would be injurious to the public health, safety, and general welfare of the community.

(a) Assembly of metal product.

(b) Bakery products manufacturing.

(c) Bottling works.

(d) Building material storage and sales yard.

(e) Commercial or industrial storage buildings.

(f) Dairy products manufacturing.

(g) Industrial equipment sales.

(h) Concrete and cement products manufacture.

(i) Laboratory.

(j) Meat products manufacture.

(k) Printing and related industries.

(l) Truck and freight terminals.

(m) Warehouse and wholesale businesses.

(n) Manufacturing, processing, compounding, assembling, packaging or treatment of articles or merchandise from previously prepared materials such as bone, cloth, fiber, leather, plastic, paper, stone, rubber and metals.

(o) Manufacture or treatment of fabricated metal products including such industries as farm machinery, farm equipment, construction materials and machinery, heating and plumbing equipment, and household products.

(p) Fabrication, assembly and treatment of lumber or wood products.

(q) Utility substations, pumping stations, treatment plant and storage.

(r) Publicly owned property including parks, conservation areas, recreation areas, maintenance facilities and storage facilities.

(s) Accessory buildings and uses customarily incidental to principal use.

(t) Living quarters used by custodians or watchmen of the property.

(2) Special Uses. The following special uses are permitted in the industrial park district “IP,” only in accordance with the provisions set forth hereinafter:

(a) Agricultural farming and the usual agricultural and farming buildings and structures, including residences of the owners or their tenants.

(b) Radio and television towers and transmitters or receiver facilities.

(c) Open air new and used auto, truck, farm implement, and machinery sales and storage. [Code 1975 § 6-5.0208.]
