Lot layout shall be as follows:

(1) Lot Size. Lot dimensions and area for lots served by public sewer shall conform to the requirements of IGCC Title 17. However, in no case shall at the time of subdivision the lot of record be subdivided to have a length of any lot boundary line or width of less than 50 feet, nor shall the total area encompassed be less than a minimum of 6,000 square feet in area. Lots not served by public sewer shall at the time of subdivision not be subdivided to have a length of any lot boundary line or width of less than 80 feet, nor less than 10,000 square feet in area encompassed.

(2) Corner Lots. Corner lots for residential use shall have additional width to permit the conformance of yard requirements and all building setback lines from and orientation to both streets.

(3) Street Access. The subdividing of the land shall be such as to provide, by means of a public street, each lot with satisfactory access to an existing public street.

(4) Double Frontage. Double frontage lots shall be avoided except where they back upon a major street or controlled access highway.

(5) Parking Space Required. Depth and width of properties reserved or laid out for commercial and industrial purposes shall be adequate to provide for the off-street service and parking facilities required by the type of use and development contemplated.

(6) Side Lines. Side lot lines shall be substantially at right angles or radial to street lines.

(7) Vehicular Access. Lots within a designated floodplain area shall have vehicular access elevated to a point equal to or greater than one foot above the 100-year flood level. [Ord. 593, 2020; Code 1975 § 6-6.0205.]
