Whenever the area is divided into lots larger than ordinarily used in the area for building purposes, and there is reason to believe that such lots will eventually be resubdivided into smaller building lots, consideration shall be given to the street and lot arrangement of the original subdivision so that additional minor streets can be opened which will permit a logical arrangement of smaller lots. Easement or deeds providing for the present or future opening and extension of such streets, may, at the discretion of the council, be made a condition of the approval of the plat.

(1) Monuments. Monuments shall be placed at all block corners, angle points, point of curves in streets, lot corners and at intermediate points as shall be required by the council.

(2) Street Grading. All streets within the subdivision shall be brought to grade.

(3) Street Surfacing. All streets shall be paved with concrete or equivalent as approved by the council.

(4) Sanitary Sewers. Where a city sanitary sewer is accessible by gravity flow within 300 feet of the subdivision, the subdivider shall connect thereto and provide adequate sewer lines to each lot. Where sanitary sewer is not accessible by gravity flow within 300 feet of the subdivision, other facilities as approved by the council and the State Department of Health shall be provided.

(5) Storm Sewers. An adequate system for stormwater drainage by means of drainage ways or storm sewers approved by the council shall be provided within the subdivision.

(6) Water Lines. Where a public water main is reasonably accessible, the subdivider shall connect with such water main and provide a water connection for each lot, and fire hydrants as approved by the council.

(7) Sidewalks. Sidewalks four feet wide shall be constructed for each lot.

(8) Other Improvements. The council, upon recommendation of the commission, may require the installation of street lights, street signs, and street trees. [Code 1975 § 6-6.0206.]
