(1) Common framed construction such as used in house construction is allowed and preferred type of construction inside the corporate limits of Ida Grove. The exterior siding and roofing must be compatible with the exterior design criteria and aesthetics of the primary structure and other governing zoning ordinance(s) of the R1, R2 and R3 districts.

(a) A concrete turned down foundation is required for buildings over 150 square feet. An additional permit is required for this concrete work.

(b) Foundation anchoring is required and may consist of one-half-inch foundation anchor bolts and if used must be embedded seven inches into the concrete foundation or slab. Alternatively, anchor straps may be used. Foundation anchor bolts must be installed with no more than 72 inches on center spacing and no more than 12 inches from the corners or ends of the foundation. Foundation anchor straps must be installed to the manufacturer’s specifications, which is typically about three feet on center.

(c) Wall studs, roof rafter or truss spacing shall not exceed 24 inches on center on common framed construction. This requirement does not cover special types and small square footage accessory structures that are described in IGCC 17.55.040.

(d) Trusses shall be engineered such as those purchased from a building or home center.

(e) Roofs may be metal covered but exterior wall siding shall not be unless it is manufactured to resemble wood in shape and appearance. It must match the type of materials or aesthetics that are common in the surrounding neighborhood.

(2) Pole or post type of construction is allowed inside the corporate limits of Ida Grove. The exterior siding and roofing must meet the exterior design criteria and aesthetics of the primary structure and other governing zoning ordinance(s) of the R1, R2 and R3 districts. The construction and assembly must follow the standard construction practices and design of these building types.

(a) A concrete foundation is not required for this type of building construction but an internal concrete slab floor is required. Additionally, a separate permit is required for this concrete work.

(b) The vertical main poles or post entering the ground shall have a minimum cross-section size of five and one-half inches by five and one-half inches and spacing of a maximum of eight feet center to center.

(c) The vertical main poles or post entering the ground shall have a concrete footer of a minimum of six inches in thickness, diameter of 10 inches and at a minimum depth of 42 inches.

(d) Concrete is required to surround the vertical main poles or posts on structures over 10 feet in width or tightly compacted earth if at or under that width.

(e) Horizontally spaced wall girt members shall be used to attach wall coverings and shall have no more than 30 inches on center maximum spacing.

(f) The poles or posts entering the ground or lumber in contact with the ground or concrete shall be chemically treated and for this purpose.

(g) Roofs may be metal covered but exterior wall siding shall not be unless it is manufactured to resemble wood in shape and appearance, it must match the type of materials or aesthetics that are common in the surrounding neighborhood area.

(h) Trusses shall be engineered such as those purchased from a building or home center.

(i) Trusses shall be tied together at no more than a spacing of every four feet on the bottom member of the trusses across the width of the structure, unless the structure’s width is 10 feet in width or under.

(j) Purlins shall be used as attachment points for roofing material, their spacing shall not exceed a maximum of 24 inches on center.

(k) Headers between poles used for truss attachment shall have a minimum cross-section of three inches by 11 inches whether laminated, doubled up or engineered lumber. [Ord. 562 § 3, 2019.]
