Buildings, structures or land may be used only for the following purposes in the “R-3” high density multifamily residence district:

(1) Permitted Principal Uses. The following principal uses are permitted in the multifamily residence district “R-3”:

(a) Single-family dwellings.

(b) Two-family dwellings (duplexes).

(c) Three-family dwellings (triplexes).

(d) Multifamily dwellings (apartments).

(e) Boarding, lodging and rooming houses.

(f) Hospitals, sanatoriums, rest homes, nursing homes, or other similar uses.

(g) Private clubs, fraternities, or other similar uses.

(h) Home occupations

(i) Churches.

(j) Schools and colleges.

(k) Public parks, playgrounds, or other public recreational uses.

(l) Publicly owned and operated buildings and uses.

(m) Accessory buildings and uses incidental to the principal use.

(2) Special Uses. The following special uses are permitted in the high density multifamily residence district “R-3” only in accordance with the provisions set forth hereinafter:

(a) Business or professional offices.

(b) Medical clinics, dental clinics or other similar uses.

(c) Mortuaries.

(d) Public utility and service uses, substations, distribution centers, regulator stations, pumping stations, treatment facilities, storage, equipment buildings, garages, towers, or similar public service uses.

(e) Accessory buildings incidental to the principal use not adjacent to the resident’s property so long as said buildings are used for purposes connected with the principal use of the residence, such as vehicle storage or general storage. Said use will be subject to such restrictions as the board of adjustment determines.

(f) Reduction of required building setback, reduction of required off-street parking due to a sale of a portion of a property or from a division of a larger lot.

(g) A permanent dwelling size reduction after demolition of existing structure that is less than the minimum width, length, or total area requirements due only to that demolition. [Ord. 592, 2020; Ord. 586 § 2, 2020; Ord. 579 § 5, 2020; Ord. 577 § 2, 2020; Ord. 515 § 1, 2007; Code 1975 § 6-5.0204.]
