No building, structure, or land shall hereafter be used or occupied, and no building, structure, or part thereof shall hereafter be erected, constructed, reconstructed, relocated, moved, or structurally altered, unless in conformity with all of the regulations herein specified for the district in which it is located.

(1) Buildings. No building or other structure shall hereafter be erected, altered, or moved:

(a) To exceed the height.

(b) To accommodate or house a greater number of families.

(c) To occupy a greater percentage of lot area.

(d) To have narrower or smaller rear, front, or side yards, or other open spaces than herein required; or in any other manner contrary to the provisions of these regulations.

(2) Yards and Open Space. No part of a yard or other open space required for any building or use for the purpose of complying with these regulations shall be included as part of a yard or other open space similarly required for any other building use.

(3) Area. No yard or lot existing at the time of passage of these regulations shall be reduced in dimension or area below the minimum requirements established by these regulations.

(4) Special Uses. Special use permits must be sought before the condition exists and to avail oneself of allowed special exceptions found within the zoning regulations.

(5) Building Permits Required. Building permits are required for development within the regulated and zoned areas and shall be in accordance to IGCC 2.60.060, Building permits.

(6) Floodplain Development Permits Required. Floodplain development permits are required for any development within the regulated and special flood hazard areas and shall be in accordance to IGCC 17.40.060. [Ord. 606, 2022; Ord. 579 § 1, 2020; Code 1975 § 6-5.0105.]
