All mobile homes, which include any portable or mobile structure or vehicle designed for occupancy as a dwelling for human occupancy or sleeping purposes shall be located in planned development designed for mobile homes. Planned mobile home park developments will be permitted with a special use permit in the “S” suburban district.

The application for a special use permit shall be accompanied with a proposed development plan for the mobile home planned development showing the proposed development in conformance to the following minimum requirements:

(1) Mobile Homes. Mobile home planned unit development shall comply with the following minimum requirements:

(Buffer area) Minimum Front Yard

50 feet (Street line to individual trailer lot line).

(Buffer area) Minimum Side Yard

35 feet (Side property line to individual trailer lot line).

(Buffer area) Minimum Rear Yard

35 feet (Rear property line to individual lot line).

Minimum Roads or Streets

25 feet wide, hard-surfaced.

Minimum Space between Trailers

30 feet.

(a) Individual Trailer Lot Requirements.

Each lot shall front on a hard-surfaced road.

(b) Utilities. Each lot shall be served with water and sanitary sewer utilities. Service facilities for bathing, laundry, etc. as required by the state and county regulations.

No mobile home or trailer shall be permitted in any other district as accessory buildings.

(2) Exceptions. Exceptions permitted from the minimum requirements herein shall be:

(a) A travel trailer, camping trailer, a pickup truck coach auto camper, or motorized home belonging to a guest of the property owner may park and occupy for temporary lodging on the same lot but not for more than seven days in a one-month period, only after obtaining a special temporary permit and paying the city a fee of $1.00.

(b) A trailer or mobile home may be used as a temporary office incidental to the construction of a building development for the duration of the construction provided the trailer is located on the same lot as the construction project and only after obtaining a temporary special construction permit and paying the city a fee of $10.00.
