After the approval of the preliminary plat by the commission, the subdivider shall submit to the commission the final plat for approval.

(1) Final Plat Filed. The subdivider shall have prepared eight copies of the final plat at the same scale as the preliminary plat and shall submit them to the clerk in addition to the original reproducible drawing on tracing clothes or similar material bearing the original signatures of the required certifications. These documents shall be filed at least 10 days prior to a regular scheduled commission meeting and shall contain and show the following:

(a) Name of Subdivision. Name of subdivision, scale, north arrow and date.

(b) Base Data. Location of control points and descriptions and “ties” to such control points, to which all dimensions, angles, bearings or similar data on the plat shall be referred. The controls shall be referred to permanent section or quarter section corners.

(c) Survey Lines. Tract boundary lines, right-of-way lines of streets, easements and other rights-of-way and property lines of residential lots and other sites; with dimensions, bearing or deflection angles, and radii, arcs, and central angles of all curves.

(d) Streets. Name and right-of-way width of each street or other right-of-way.

(e) Easements. Location, dimensions and purpose of any easements.

(f) Lots. Number to identify each lot or site.

(g) Building Setbacks. Minimum building setback line on all lots.

(h) Monuments. Location and description of monuments.

(i) Surveyor’s Certification. Certification by a registered land surveyor.

(j) Owner’s Certification. Notarized certification signed and acknowledged by all parties having any titled interest in or lien upon the land to be subdivided consenting to the final plat including the dedication of parts of the land for streets, easements, and other purposes.

(k) Treasurer’s Certificate. A certification signed by the county treasurer stating that there are no regular or special taxes due or delinquent against the platted land.

(l) Planning Commission Certification. A certification for the approval of the planning commission.

(m) Council Certification. A certification for the approval of the council to be signed by the mayor and attested to by the clerk.

(n) Location. Location description of the subdivision by the section, township, range, county and state and including metes and bounds description for the boundaries of the subdivision.

(2) Planning Commission Report. After consideration and review by the commission, the final plat and the commission’s recommendation will be submitted to the council for final approval and adoption with 30 days after the filing date.

(3) Council Hearing and Consideration. The council will consider the final plat at a public hearing of which notice will be published in a newspaper of general circulation in the city at least 15 days before the day of the hearing. [Code 1975 § 6-6.0105.]
